Fourthspace were approached to undertake the renovation and rear extension for this sensitive site in Bloomsbury, opposite the British Museum. The physical and planning constraints require a considered approach that is respective of the neighbours and the world famous historic urban fabric. A strong and considered design approach has produced a bespoke solution that delivers the ambition of the brief within the physical and policy parameters of the site.

Fourthspace have been commissioned by a large London based property management and development company to supply architectural services across their extensive and varied portfolio.

The services include interior design, housing renovation and extension, new build, landscape design and planning. Fourthspace have worked on developments that vary in scale and complexity across a number of London Councils. This includes sites in conservation areas and applications covering listed buildings. A commitment to a design led approach to deliver the client’s aspirations within often challenging contexts has developed a fruitful working relationship.

 

 

 


 

 

 

Glazbury Road

Fourthspace was approached by a client based in West London with a large terraced property within a well established conservation area. The client was looking to modernise the recently acquired house that internally was in a poor state of repair. The renovation of the property included internal restructuring, interior design, exterior works including new windows and a new air conditioning unit.

Fourthspace advised the client on the renovation of the project to help deliver their aspirations for a high-spec house.

Bromley-by-Bow

Bromley-by-Bow is an area undergoing rapid physical and social change. The olympic site is within a short walk, Stratford International provides international connections within a ten minute journey and some of East London’s largest regeneration projects, including major housing schemes, are underway.

The challenging site is surrounded by development pressure. Fourthspace is working with the client to support their position through this challenging and fluid period. A scoping report presented the client with physical options for the site, presenting a number of scenarios including a ‘do nothing’ option. The physical options were accompanied by analysis on investment, financial appraisals, planning and environment. The scoping report has provided valuable guidance to the client to help them through this challenging period.

Fourthspace are now working on a design and planning strategy to deliver over 180 units within a residential led mixed-use masterplan. The design will accommodate the clients needs on site and deliver significant value uplift. The design is context driven, aspiring to help tie together this fragmented part of the city.

 

Dagenham WMC

Dagenham Working Mens Club was in a sad state. The large building had aged to far and no longer represented the community facility it once was. The decay of the building meant that the club was no longer making the best use of its space. The client approached Fourthspace to develop a design strategy that would introduce new uses, redesign the internal space and renovate the building to present a fitting community facility for the area.

Curtain Road

Fourtshspace have been appointed as lead designer for the detailed design and construction for this prestigious scheme located in the heart of Shoreditch. The scheme was originally conceived by the previous owner who had employed studio XXXX who had done a great job of achieving planning for this site.

The project is for the demolition of a semi-derelict industrial warehouse and rebuild of a eight residential units, a large restaurant space and approximately 20,000 sqft office space.

 

 

Providence Place

Fourthspace were commissioned to undertake working drawings and building regulations for a development consisting of 13 private residential apartments right behind the Screen on the Green Cinema in Islington. The site is almost entirely landlocked and proved to be a near impossible challenge to build in terms of access, safety and fire regulations.

Working within physical constraints of the site, we worked closely with the Health and Safety Executive, TRADA and local authorities to deliver a bespoke timber frame solution and ensure safety in construction.

The project has proved to be very successful. Completion is due in march 2012, almost all units have been pre sold.

Plaistow

Fourthspace have been commissioned by an international property consortium to develop an interesting site in Plaistow. The site, occupying a central position opposite Plaistow underground station, currently lies derelict and undervalued. This has ramifications for the wider area, creating a sense of neglect within a fractured landscape, in what is a prominent position, well served by public transport.

Fourthspace have developed a design that works at the strategic and local scale. At the strategic scale the design reconnects the disparate parts of Plaistow, providing a new focus for the neighbourhood and rebalancing the town centre towards the station.

The residential led mixed use scheme provides 39 apartments all meeting the new London Housing Design Guide requirements as well as new commercial and leisure opportunities. At the local scale the scheme upgrades the landscaping of the area around the station. Currently run down and neglected, the immediate area around the station will be renewed, improving the wayfinding around the station and encouraging sustainable modes of transport.

In total the scheme provides 40 residential mixed tenure flats, 887 sqm of employment space, 136 sqm of retail space and a cafe.

Fourthspace worked with Public Works to develop a community strategy that will help to integrate the new residents with the existing area. Vegetable gardens, community markets and social activities all form part of this strategy.
