Fourthspace were asked to revist a scheme that could not work in planning or financial terms. Fourthspace solution consisted of contemporary wharf typologies featuring spacious houses and breaks in the urban block through to the river.

Following extensive and complicated planning history this scheme is still to come to fruition.

Ombra restaurant design and planning

Ombra is a Venitian bacaro, located at 1 Vyner Street, that opened summer 2011. The premises was previously an art gallery. Fourthspace produced the planning strategy for the change of use and design for the internal conversion of the premises and worked closely with fellow directors from Vector Foil-tec and artist Russell Bamber.

The planing strategy secured the change of use and enabled the use of a bar and restaurant. The design produced a Venetian bacaro, where traditional dishes can be enjoyed at the tables, or cicchetti can be eaten at the bar over a refreshing Sprtiz. The design maximises the benefits of the floor to ceiling windows, creates a mezzanine floor for the chefs to work their magic, fronted by a large granite bar top for the cicchetti. The bar area is spacious enough to allow for bar eating and aperitifs while watching the sun set, creating a vibrant atmosphere that compliments the restaurant area.

Chef Andrea Michelon is one of the founding partners of Ombra, having worked in Venetian Bacaros for twenty years.

This is a project of the heart for the belly.

Fourthspace delivered the feasibility and design for, intriguingly, a car park in central London with 5 pied d’terre units above associated within an existing 1930′s block, Kensington.

 

 

 

Underdog

Fourthspace were commissioned to provide full architectural, planning and project management services for a number of prestigious bars in Central London including the Green and Red Bar, Shoreditch; Marques, Islington; Hawksmoor, Shoreditch and the Hideaway Club, Archway

The Green and Red bar won the Evening Standard Bar of the Year award in 2006.

 

Sunlight Square

Paolo and Steve helped their clients maximise the potential of the house and helped them with bespoke detailing throughout the built work. The key problems to overcome were overly complicated and restrictive building regulations issues which needed careful attention and resolution.

The project is now complete and the client is happy.

 

Wood Green

Fourthspace produced the technical work for the building regulations and production drawings for this scheme based in north London. The scheme included part new build and part refurbishment of an existing building on the site.

The scheme was for 9 residential units and 279 sqm of retail space.

 

 

 

Bryanston Square

Fourthspace produced the concept design and planning strategy for this complex site with listed building status. Fourthspace took the project through to tender drawings and building regulations. The refurbishment of this 350 sqm building was successfully delivered with building works completed in 2007.

 

 

Leytonstone

In January 2008, Fourthspace received planning permission to turn a site currently occupied by an unsightly tool and plant hire outlet into a striking development of A1 retail at ground, B1 commercial at first floor level, and 14 spacious residential apartments at second, third and fourth floor levels. Located on the fringes of the 2012 Olympic site.

The development takes a standard T shaped form, with its economies of circulation, and ‘twists’ them on each floor to release spacious balcony areas, the form of which is unique to each apartment. Materials used are clamp fired bricks, sustainably sourced timber panels, and large areas of glazing to balconies. The residential component cantilevers dramatically over the retail entrance, creating a highly visible corner element announcing the building when approaching from the north and south. The result is a highly distinctive form, whose program will contribute to it becoming a focus for the local community.

Fourthspace took the scheme through design and planning and early working drawings stages before handing over to the Contractor’s architect. The finished scheme is heavily compromised but key features and programme remain.

Harold Wood

Currently awaiting planning approval, this scheme sited accross from Harold Wood station offers high quality affordable housing tenure for 24 flats with a high percentage of family units. The site is located at the entrance to the countryside properties proposed re-development of the Harold Wood hospital site.

The design aim was to enhance the area in close proximity to the station and shops with a 3-4 storey development that offers a sense of place at the mid-point of the Gubbins Lane. The scale and form is carefully considered, breaking down to the building scale to the north and taking advantage of a south facing elevation with a scissor-like internal arrangement that affords each unit to have a double aspect.

The proposal will be highly sustainable and energy efficient, providing for level 4 of the Code for Sustainable Homes and featuring renewable energy sources.

Markstey

In 2008 Fourthspace attained planning permission on behalf of Magri Group to develop a disused elongated industrial brownfield site in the village of Marks Tey in Essex into a landscaped housing scheme featuring a mix of individual houses and flats.

Working with a Colchester Council development brief and interested parties with adjoining land, much of the design work required a considered master planning strategy that could address issues of placemaking, amenity and well-being for future residents and the village itself.

With full support of Colchester Council’s urban design officer, Fourthspace developed a unique design approach. Starting from the found Essex vernacular and the demanding Essex Design Code, Fourthspace abstracted the formal and literal principles to invent a new contemporary play on the local vernacular.

There are 20 flats adjacent to the road and 12 large family houses within the site with large private gardens. The development is to be of timber frame construction and with considerable renewable energy sources.

Gold House_Planning Stages

On a 12 acre site just inside the Green Belt only 1 acre could feasibly be developed. Occupying the site is a derelict stables and equestrian centre, any form of planning consent will require great sinsitivity and have a design approach of great architectural merit.

The proposal is for a single (5 bedroom) family house that actually becomes part of the regenerated landscape of the site. The house is sunk into the ground revealing itself by degrees as one moves down through the sloping site.
